California Water Crisis! We are here to help!!

Yesterday was "Water Day" at Melson Realty except this event didn't include running through sprinklers and throwing water balloons... 

It is no secret that many families across our city are without water as many of their wells have dried up. We have felt this hard within our office as several of our own agents and families have had wells go dry.  

Being in the Real Estate industry is more than just selling homes and hopefully making happy homeowners, it is about being involved in the community that we call home. As a team, we have banded together to provide over 12000 bottles of drinking water to the families in need throughout our community. 

Here are a few pictures from our tale of '4 Trucks and a Trailer' as we delivered 6 pallets of water to the Porterville Area Coordinating Council Facility who is heading the distribution of water donations.














Without our community we would not be here and we are thankful to have the opportunity to help.

I scream. You scream. We all scream for the best local ICE CREAM!!!


It's going to be a hot one this weekend (and probably til the end of September.) What is the best way to cool off in this heat wave???? ICE CREAM!!!! Here is a list of the local best places to stop in for a sweet cool down.

Porterville


This place is a local favorite!  It is a Mexican style fruit and ice cream store.  They make house made mexican style ice creams and ices.  With amazing flavors like coconut, horchata, and mango with chili (YUM.) The ice cream is this and creamy. If you are not in the mood for ice cream they also serve fantastic fruit and yogurt platters that are to die for.



The next cool spot is All About Ice Cream.  Located in the Target shopping center, it is your classic ice cream parlor.  I have been going here for 20 years, my personal favorite is a Bubble Gum Ice Cream sundae, with Marshmallow Cream topping, whipped cream, nuts and a cherry on top. (SUGAR OVERLOAD LOL)  But it's pretty much the only thing I get there.  They have all the classic flavors and all the new trends.  You can also enjoy Hawaiian Style Shaved Ice, Milk Shakes, Coffee Blends and custom Ice Cream Cakes. A long time local favorite.

Char-Cu-Te-Rie

This is a downtown Visalia hidden gem.  They are not an exculive ice cream joint, but their cool treats got my attention and I am sure they will get yours. They are a "New American" style shop that has great sandwiches, tea, coffee and of course ice cream.  They have a Yelp rating of 4.5 stars! Impressive! Known for their quality of food, great services and deliciousness.

Kids Count Too!!! Buying a house and considering the Opinions of your children.

I found this great article on Trulia.com "How to Include Your Kids in Your Home Search" and it reminded me of when I purchased my house for my family. I had a long list to give my agent on what I wanted for my new home.  Everything from a large master bath, to comfy carpet for my kids toes.... And although my list largely involved what I thought my children's expectations were, it wasn't until we started shopping and viewing homes did I realize they had very different ideas of what our new home would have.

My son, 6 years old, for example, was in the market for "room to run, a place for his dog, a place to play video games, and a home with adequate hiding places (i.e. under stair cases) to scare me when I walk by.  I will be honest the only thing on his list that matched mine was a place for the dog....

I also have a 9 year old daughter, who always has an opinion on everything...  Her list was a little different from my sons.  She wanted ample closet space for the wardrobe that she thinks that she has, a room with a lot of natural light (I have no idea why) and she too was looking for a good hiding place, but for reading her books on the arts I presume.  Oh yes, I almost forgot her need of a good mirror in the bathroom for all her primping.  (Clearly I have my work cut out for me in the up coming years with this girl)

4 Do's and Don't During the Loan Process

4 Do’s and Don’ts During The Loan Process
Don’t – Apply for new credit until the loan funds.
(Adding multiple credit lines require multiple credit inquiries which can cause your score to drop initially)
Don’t – Allow multiple credit checks.
(Excessive rate shopping can lower your score with too many inquiries)
Don’t – “Shop” for new credit before closing (Home furnishings, cars, etc.)
(Excitement to furnish a new home is natural, but don’t get sucked in to a salesman’s pitch for zero down for 5 years until after your loan closes.  Every credit pull during this time can negatively affect your credit)
Don’t – Dispute anything on a credit report
(Fannie Mae and FHA both do not allow disputed accounts on a borrower’s credit report, so wait until after your loan closes to dispute any accounts, and resolve any current disputes)
Do – Disclose all debt – sometimes there will be debt not disclosed on your credit report and lenders need to know about it.
(Underwriters will usually uncover addition debt not disclosed on the application or on the credit report.  These “new” payments can easily ruin a closing by negatively affecting your ratios)
Do – Explain or document all inquiries on your credit report.
(If you were just “shopping around” and didn’t buy anything a simple letter of explanation as to why your credit was pulled will suffice.  If you did make a credit purchase it needs to be disclosed sooner than later so the payment can be factored in)
Do – Communicate constantly with your loan officer and real estate agent.
(Last minute credit emergencies can be a death sentence for a loan.  Don’t be embarrassed to discuss an emergency loan to a family member or a medical emergency that comes up.  These are much more effectively worked through with as much time as possible to determine if the loan will still qualify)
Do – Pay all your bills on time
(even confirm them during the loan process as a 30-day late can ruin a mortgage loan, even if the last 7 years of payment have been late-free)
